5301 Patrick Henry Drive is a joint venture between Insight Realty Company, Kinship Capital, and Pearlmark Real Estate Partners.  When purchased, the 7-acre property contained a vacant 127,000 square foot office and R&D facility.

The team completed a full redesign of the building and parking to create an innovative Class A creative office project with 25 foot clear heights and open useable mezzanine, plus a roof deck with full wet bar and lounge. Once the design and renderings were complete, and before any construction work began, the team was able to execute a single tenant long term NNN lease to a Fortune 50 company. The project was originally purchased in December 2014 and was sold in April 2016 as a leased investment.
