This asset was acquired off market through local broker relationships after the previous buyer failed to close due to pending litigation. Through due diligence, creating personal relationships with the sellers, and obtaining a full and detailed understanding of the legal matters at issue, a short-close all cash transaction that met the needs of all parties was executed.

Single story, vacant owner user buildings in the 100,000 SF size range were exceedingly rare in the surrounding market. Kato Center also provided freeway visibility once a new landscaping plan was implemented.

Execution

Immediately cleaned up the interiors, implemented a new landscaping plan that opened up the visibility of the property, and slurry-sealed and re-striped the parking lot to give the project a clean and new feeling.

Marketed the property for lease or for sale as an owner-user opportunity and executed a successful sale transaction all in only 9 months.
